Congratulations, Jehn and Karl!

A place for their wiener dogs to roam, a space big enough for what's to come - a home to make their own. That's what Jehn and Karl were searching for and boy oh boy, did we find it!

One of my favorite emails to receive are those from folks like Jehn. She mentioned that she had taken my Home Buying 101 class within the last year, and that her and her partner, Karl, were considering investing in their first home within the next six months+. But first, like many others in her shoes, she wanted to understand the process and her budget better.
We set a time to meet and as their questions were answered, their ability to plan the next steps became a lot easier.
After our discussion, they knew the following items were non-negotiables:
2+ Bedrooms
1000+ sq/ft
SFH , or maybe* duplex or rowhome
<$650,000
3 cars - covered parking for one // storage for camping gear and tools
Small yard area for pups
IDEALLY these items would also be met:
3+ Bedrooms and 2 Bathrooms
Charming (1950s/60s bungalow)
Garage 1+ and a driveway - easy access to garage in alley or driveway
Adjacent to park and walkable neighborhood
Fenced yard would be great
Aesthetic updates needed but still functional
No HOA
We explored all over the west side of Denver and a few homes caught their eye. Ultimately what they found was that they valued a home that had been very well kept and was presented in a way that showed a lot of pride in homeownership, regardless of the update level. They also came to the conclusion that while a smaller home would still suffice, finding a property that would allow them to "stay a while" and settle in became more and more important during our search. That's why when we found "the one", we all knew it!

Since the home had been on the market through some of the holiday season, we were able to write up a deal that really benefitted the buyers! We offered a significant amount off of the asking price, and also for a whopping $16K+ concession to cover the rate buy-down (AKA: free money from the seller to make the monthly payments more ideal)! The sellers were psyched to have an offer since they had already moved out of state, and we went under contract seamlessly!
When inspection rolled around, we decided to ask for the items that were out of the buyers' comfort range which required putting together a creative inspection objection. In the end, the buyers were excited to be moving into a home that they could both put their finishing touches on and feel was a smart investment, and the sellers were able to close that chapter of their lives.
Savvy, handy, and creative, Jehn and Karl were an absolute pleasure to guide through this process! It's not always easy to be first time home buyers in Denver, but these two stuck it out and found a home, yard, and garage that overdelivered on their expectations, in an area they love!

Congratulations again, Jehn and Karl! Your flexibility on neighborhood location, but not type, was the key to your success! I am so grateful to have been a part of the process and for your trust in the rollercoaster that was your home buying journey. The team and I hope that you and the pups will enjoy your beautiful home for years to come!
