Thinking about Buying?

 

Step 1. Interview Agents

 

We'll invite you for coffee or cocktails and get to know what your goals are. If a virtual meeting works easier, that can easily suffice!


When buying a home, you want to work with a

  • Explains everything clearly and answers
    your questions quickly, so you’re never in the dark.

     

  • Will recommend reputable lenders, movers other professionals you may need.
     

Please make sure that the agent you choose will commit to performing these duties, at the bare minimum. This is a HUGE chapter in your life and you deserve professionalism, expertise & especially accessibility.
 


 

Step 2. Get Pre-Qualified


Based on your income, credit history, and down payment amount, your loan officer will determine how much the bank can lend you. I'll happily introduce you to my trusted favorites and after a quick conversation, you can usually get a Mortgage Pre-Approval in a day. You’ll be glad that you did! By knowing what you can afford, you can confidently shop within that price range.

 


 

Step 3. Explore the Market


We'll send you listings as they come on the market and then tour homes spanning a range of areas and property types with you.

This is the stage when you'll consider your ideal home's locations and amenities and begin narrowing down your wants vs. needs. 

 

Step 4. Find "The One"


Once you have found a home you like, our Quality Control Specialist will tour with you a second time to determine the cost of any repairs or upgrades that may be needed.
 

Step 5. Submit the Offer


After careful market research on our part, we'll submit a strong offer together. We'll consider the seller's needs and submit an offer that is appealing to both parties. Your first responsibility after it is signed by the seller is to drop off your earnest money check, which will be immediately cashed by the title company and held in escrow for the duration of the contract. 

Remember:

Statistics prove that you’ll be more successful in finding your dream home at the right price with a buyer's agent by your side. Plus, at the end of the day, the seller pays both agents – so our services come at no cost to you.
 

Step 6. Inspections


We will attend the inspection with you. The inspector will ensure that the "guts" of the home are in working order, ie: the roof, plumbing, electrical, appliances, etc. Once we determine if you'd like to object or not, we will negotiate with the seller to reach an agreement on concessions or repairs. This is also one of your many opportunities to terminate the contract if no agreement can be reached.

Step 7. Title and Appraisal


We'll need to review the title commitment to ensure the home is free of liens and encumbrances and your lender will schedule your appraisal to ensure that the home's worth is at or above the committed value. These steps are vital to the fact verification process. 

 

Step 8. Insurance and Financing


Property insurance provides protection against most risks to the home, like fire, theft, and weather damage. If you're unsure where to start, we are happy to guide you to the right place for a few quotes. Once that has been sorted, your lender will send your final financial numbers for your review, marking the second to last step before closing and celebrations!

Step 9. Final Walk and Closing


On the morning of closing day, we'll walk through the home to ensure the occupants have vacated and there are no damages to the property. Once at closing, you'll take care of paying closing costs, legal fees, property adjustments, and transfer taxes. You'll receive keys and permission to celebrate! Congratulations, you're now officially a homeowner!
