Itching to see if homeownership was possible for her, Courtney took a leap of faith and one evening of education quickly turned into keys in her hand.

The internet brought us together - a story you rarely hear on this blog. Courtney was on the hunt for information, and it just so happens that I give away information for free (almost like it's my job). Her sister recommended looking for a Home Buying 101 class on Eventbrite and after reading through a few different events, she settled on our class because the invite itself was so full of information, she was sure she'd learn something. Bryson, one of my longest-held lending partners, and I host this class twice a month and would love for you to join if you're interested in learning the basics of home buying.
Fast forward a week from the class -
Courtney and I met for pizza and discussed her goals in detail.
She got pre-qualified through Bryson.
She was ready to begin searching for a home to call her own!
After spending the majority of her adult life in cozy studios, she was used to compact spaces and was looking for a place that would be manageable yet spacious enough to accommodate her work-from-home needs.
We set our search for the following:
Anywhere Denver or outskirts
2 Bedrooms or less
< $250,000
Aesthetic updates okay
Assigned parking and extra storage ideal
Courtney's ideal home criteria brought up quite a few options to choose from and she started favoriting the ones she wanted to see. We started looking on a Wednesday evening and while on our second tour that Saturday, we came across an adorable -500 sqft condo with cathedral ceilings and just the right amount of updating to be done. A large tree provided shade for the additional living area on the screened-in porch, offering a sense of privacy and natural harmony that was impossible to overlook.
Courtney's goal was to find a home that we could negotiate on seller concessions and while this condo had only been on the market for 3 days, no one else had yet expressed interest in it. We submitted our offer at full price and asked for the maximums in concessions and after a bit of negotiating, we settled on a slightly higher than list price and the same amount in cash back to the buyer! Woot woot!! An absolute win for Courtney!

We met the inspector at the condo shortly after going under contract and he walked us through the minor items he had come across. His report then gave her a fantastic checklist of to-do items as a new homeowner, so that she can make sure that her home is in tip-top shape after closing.
She was excited to move forward without asking for any items back from the seller, and we sailed through to appraisal, which ended up coming in over the asking price!!
Once Bryson ran her final loan numbers and confirmed that it looked exactly as he had planned in his estimates, we scheduled closing and readied the limo!
What a pleasure it was to witness the surprise of how attainable homeownership was to Courtney. When we met in the virtual class, she was so convinced that her goals were years out. She thought that interest rates and down payments would weigh her down, but with a bit of creativity (those seller concessions) - she became a homeowner just over a month after that first meeting.
Courtney's journey is an example of the old adage "Knowledge is Power". Without the information she gained in the class, she was just guessing at her future. Once armed with the power that comes with knowledge, she was capable of accomplishing massive things (and in a quicker time span than she ever believed possible).
